The Design Custom Build Process
Lot Plans Pricing Contract
Lot One of the first steps in the building process is of course to get your ideas as to what type of lot you desire. There are Town Lots, and Acre Lots, with many different locations. We will help you to find a lot choice using our lot inventory or purchasing one specifically for you.
Plans At Roberts Homes we do all of our own Architectural Drawings in our office. No waiting for weeks for plans and drawings. We have a turnaround of about 2 days on plan drawings, and the cost is included in the price of your home. We have many plans to choose from, or we can use your plan. Modifications are easy, and we are glad to work with you to perform them. The plan will be priced, and allowances made along with specifications outlining your new home’s construction.
Pricing As part of the process you will get a preliminary price, and once the plans, specs, and lot choice are complete, you will receive a completed price tailored to your custom home.
Contract At contract signing, you and Roberts Homes will have met several times, and be ready to start the process. Our contract is simple, yet effective, and protects you and Roberts Homes equally.
What’s next?
Construction Loan and Permitting
The builder starts the process of doing the preliminary work as soon as your contract is signed and your loan approval has been received. The process of obtaining the construction financing, abstracting, building permits, etc. is carried out by the build team. We are able to provide you with the names and contact information of several reputable lenders if you need them.
It is a shared responsibility to see that everything you want in your new home is in writing. This protects YOU and the entire Team from trying to remember 4 months into a build, what someone "said," so here's how we do it:
As with all legal documents, these written agreements must be signed by both you and the builder.
We will get the initial appraisal for the construction loan, and do all the other necessary paperwork to get started, your lender will require you to have another appraisal before closing on your mortgage. This is a standard procedure for all reputable lenders. The process of construction loan and permitting can take about 2 weeks, depending on various factors. If there are any changes made by you during the build, these will need to be signed off on by both parties, again a standard procedure.
