The Mortgage Loan Process

If you have not yet started the Loan Process, you should do so immediately. Choosing a lender is a personal choice but keep in mind that many factors should be considered: interest rate, closing costs, follow-up, service and most importantly an extended lock-in of the interest rate if you are building.
There are many programs available and choosing a lender with new home experience is a plus. We will be happy to work with the lender of your choice, but would like to introduce you to the Lender Member of the Roberts Quality Homes:

Niki has been the lender of choice for Roberts Quality Homes customers for many years and offers all of the above and more. She is an expert in new home lending, and works extended hours to meet the needs of our customers and understands the uniqueness of new construction. Niki will design a loan program to meet your needs.
Remember, any large purchases i.e.: new car, boat, etc. Can may make could affect your loan. Please notify you Sales Associate and/or Lender if you plan to make any substantial purchases prior to purchasing them.

What About Locking in My Rate???
Most lenders have a "free" 30 or 45 day lock-in program, so if you are feeling comfortable that you are within that time frame to closing; you may want to lock the current rate.
Note: Once you are locked in, your loan must close prior to the expiration of that lock. If the time expires, you have 2 options:
- If the current rate is higher, you must take the higher rate.
If the current rate is lower, you will get the rate you locked in.
These policies are set by Lenders and have nothing to do with the builder and/or realtor. Banks purchase your funds to guarantee they are available to you at the time of closing.
 Due to weather conditions, availability of contractors and other factors out of the control of the builder, it is impossible to predict the exact day your home will be completed.
